Project Manager – Residential Construction

Residential Construction Project Managers are responsible for planning, managing, and overseeing the construction of new custom luxury homes from the first interactions with a potential client until we turn over the keys to their dream home. Responsibilities include attending meetings with clients, relationship managers, and design teams; developing preliminary cost estimates; collaborating in the development of contracts; reviewing plans and specifications; obtaining price quotes and bids; developing schedules; and providing general oversight throughout the construction process.

Successful applicants must have at least five (5) years of progressively responsible experience in the direct management, planning, and oversight of new custom luxury home builds, including but not limited to:

  • Estimating project costs and developing budgets
  • Preparing, monitoring, and driving schedules
  • Reviewing and monitoring projects, ensuring on-time delivery of services and goods, tracking materials, monitoring budgets, and ensuring trade partner compliance through safety and quality
  • Overseeing, managing, and directing construction projects from beginning to end
  • Assessing, identifying, and mitigating project and site risks
  • Proactively managing client expectations and service while delivering the highest level of quality
  • Proactively anticipating and resolving problems and conflicts
  • Reading, analyzing, and interpreting construction drawings/plans, specifications, and bid documents, ensuring compliance with specifications, regulations, and local and state building codes

Additionally, successful candidates will possess the following skills and competencies:

  • Ability to organize multiple priorities and manage multiple projects
  • Proven experience with assessing and managing risk and ensuring quality control
  • Excellent communication, interpersonal and professional presentation skills
  • Demonstrated ability to professionally interact with clients and coordinate with co-workers and external professionals
  • Ability to prepare estimates for Design/Bid/Build (hard, competitive bid) and Design/Build (construction management) projects
  • Knowledge of procuring, analyzing, and compiling Trade Partner bids to arrive at a responsible, competitive construction cost
  • Proficiency in Microsoft Office products including Microsoft Project, Bluebeam, and Procore or other similar construction management software

Project Manager – General Construction

General Construction Project Managers are responsible for planning, managing, and overseeing the construction and/or renovation of homes, condominiums, and commercial projects. Project Managers attend meetings with clients, relationship managers, and design teams; develop preliminary cost estimates; collaborate in the development of contracts; review plans and specifications; obtain price quotes and bids; develop schedules; and provide general oversight throughout the construction process.

Successful candidates have at least five years of construction project management experience and the ability to collaborate closely with Clients, Field Managers, and Assistant Project Managers.  Primary duties include (but are not limited to):

  • Overseeing, managing, and directing construction projects from beginning to end
  • Estimating project costs and material requirements

  • Preparing, monitoring, and driving schedules
  • Reviewing and monitoring projects, tracking materials, and ensuring trade partner compliance through safety and quality

Custom Home Field Managers provide on-site supervision and coordination of trade partners to ensure the completion of custom home projects (new builds and major renovations) in accordance with approved plans, the highest degree of quality and accuracy, and under the strictest adherence to construction safety practices to meet company standards and client expectations.

Successful candidates will bring 3 – 5 years experience in site supervision of new custom home and major home renovation projects, the ability to establish good working relationships and problem solving skills with Trade Partners, and be able to collaborate closely with Project Managers and Assistant Project Managers.  Primary duties include (but are not limited to):

  • Oversee project work site, direct the performance of the various trade partners, and ensure quality work is performed in a timely manner
  • Review and monitor schedules, ensure on time delivery of services and goods, track materials, and monitor trade partner compliance with scope of work
  • Determine project requirements, procedures, and resource requirements based on project specifications
  • Perform daily site walkthroughs assessing, identifying and mitigating risks, ensuring proper use of tools and equipment and monitoring enforcing compliance with safety protocols
  • Proactively inform project managers of concerns about schedule, vendor compliance, and/or service quality
  • Identify and resolve problems and conflicts
  • Read, analyze, and interpret construction drawings/plans, specifications, and bid documents, ensuring compliance with specifications and regulations
  • Perform other duties as assigned

  • Thorough understanding of construction trades
  • Excellent communication skills with experience communicating professionally and effectively with clients, vendors, field workers, and team members
  • Good written and verbal skills
  • Knowledge of building science
  • Ability to read and implement structural plans, construction drawings, specifications, and bid documents and to clearly communicate that information to others
  • Ability to organize, set priorities, and be self-sufficient
  • Strict attention to detail and well-defined quality standards
  • Team orientation
  • Proficiency with Procore, CMiC or similar construction management software

Project Estimator
